Unfortunately, few people I talk to these days feel like their real estate agent is really doing much to sell their house. Once their house is listed, it seems that the real estate agent seldom calls again to let them know what’s going on.

You can’t really blame the real estate agents. They have to make a living too. Think about it. What would you do if you were a real estate agent and you knew the more listings you had, the more potential paydays you have? You would work to get all the listings you could!

Or, if a real estate agent is searching for a house for one of her prospective buyers do you think yours would be the only one shown to that buyer? Not likely. The real estate agent has access to a computer loaded with thousands of pretty houses in the same price range and size as yours. She’s going to get a commission regardless of which house the buyer chooses. Besides…she really doesn’t have any personal liability if your house sits on the market for an extra month or two…or longer.

Maybe you’ve decided that using a Nashville real estate agent isn’t the way you want to go so you’re going to try to sell the house yourself. You figure that you can just stick a sign in the yard and have a few of your own open houses. Of course, these open houses draw “lookyloos” to your house like ants to a picnic. You already know the ones. These people aren’t at all interested in buying your house…they just want to snoop through it. Maybe you’ll even have some free cookies for them.

Even with the help of a qualified real estate agent selling a house can be like a stroll through a minefield. At every turn your sale can blow up due to problems with the market or the house, missing or improperly filled out paperwork, unfavorable inspection reports to deal with, title issues, or countless other problems to handle. It’s all enough to scare your buyers away. If you have little experience in selling houses could you handle these typical problems that can pop up right before closing?

Regardless of whether you sell yourself or through a real estate agent, selling a house can be exhausting. I know most sellers have a hard time keeping their houses as clean as they need to be during the sale. How many of us can really keep our homes in model home condition with our busy schedules, kids, pets, or just day-to-day living?

Several months of picking up…dusting…vacuuming…sink cleaning…and cleaning toilets just so a bunch of strangers can tromp through your house making it dirty again can become painfully tedious. It can drive you insane! But your house needs to be spotless because most people just don’t have the imagination to see how a house would look at its best.

And speaking about your house looking its best…not everyone’s house is in tiptop shape. If yours isn’t, and you’re not willing to make necessary repairs, it may take a long time to sell it. There are a lot of nice houses out there and if yours isn’t as nice as your competition, you’re going to have a tougher time selling it. Especially if you haven’t factored in a big discount for the repairs.

Maybe you can’t afford to fix it up, or maybe you just don’t want to. Either way, prospective buyers can get really picky, And when your house isn’t as nice as the other ones they’ve been looking at, they’ll hit the door and be gone for good. Isn’t that what you would do too?

And what about all the other “joys of selling?” Like real estate agents and their clients showing up at your door. You know the ones who show up with their clients and say: “May we come in right now? Oh. You're in the shower? Well, that's okay. We'll leave the bathroom until last."

Of course, another “joy” is the false sale. Unfortunately it’s all too common for buyers to say they love your house and want to buy it and then the whole thing falls apart. They either don’t have enough money…their credit really wasn’t as good as they thought…they want you to do expensive repairs…and the list goes on and on. I can’t tell you how many houses I’ve seen with “pending” sales come back on the market.

And if you need to move fast having a sale fall apart like this can rip your heart out. You may even be so frustrated you’d be willing to drastically reduce the price just to get the house off your back. But can you afford to do that? If you’ve lived in the house for only a year or two…and you didn’t have a huge down payment when you bought it…you probably can’t.

In fact, most people don’t realize how expensive selling a house really is.

If you list with a real estate agent not only will you have to pay closing costs, but also a large commission and likely some repair costs as well? By the time your buyer negotiates the asking price down…the closing costs and commissions are paid…they end up knocking down the list price by ten to twelve percent…or more. If you don’t list with a real estate agent you’ll still have a big marketing campaign expense to pay.

If you owe about what the house is worth, you’ll end up writing a check to sell your house. You could just raise the price to try and cover the costs, but that will just increase the time to sell your house…if it sells at all.

And what if you need to move before your house is sold?

Leaving your house sitting empty is never a good thing. You wouldn’t believe what I’ve seen done to vacant houses.

Did you know that people steal central air-conditioning units? I’ve seen it done. Have you ever seen kitchen cabinets disappear from a house? I have. Vacant houses can become like “shopping malls” for homeowners and contractors.

If people aren’t “shopping” at your empty house, then it may be the neighborhood kids who either use the windows for target practice or they break in and tear it up. Not to mention what happens if a pipe breaks when you aren’t there.

It’s no wonder that vacant house insurance can often be as high as eight times the normal rate…that’s if you can even get it anymore. And often the insurance you get is sub-standard and may not even cover every disaster that could happen.
